In a competitive real estate market, getting the jump on listings that have had a price reduction is something most buyers are looking for. With IDX Broker, your search pages now have the ability to filter by Price Reduced listings, allowing your leads as well as website visitors to capitalize on discounted listings.
How do we define a Price Reduced listing?
When a listing first enters our database, we identify the listing price and hold onto that value for the next time we refresh the data for the listing. A price reduction is defined as when an incoming listing price value is lower than what is currently stored for that listing. If a price reduction is detected, we tag the listing with how much the listing reduced in price as well as when the price reduction took place. If a price increase is detected, we reset the values and start the process over again.Utilizing Price Reduced Listings
For your search pages, the Price Reduced field can now be used to query for listings that have had a price reduction in the following time ranges:
By utilizing the Price Reduced field, you can create saved searches for your leads so that they are aware of when listings in a particular area has had a price reduction. In addition, if you have a Platinum level account, you can also create Custom Search pages and customize basic search fields using the Price Reduced field.
