Existing Engage customers (accounts created before March 31, 2025) will need to enable the new Engage features. New Engage customers (accounts created after March 31, 2025) will have AI Smart Search features automatically enabled.
The AI Smart Search feature in IDX Broker allows website visitors to search for properties using natural language, making the process more intuitive and user-friendly. Instead of relying on rigid filters, users can simply type phrases like "3-bedroom home in Miami with a pool" to find matching listings. This feature enhances the home search experience, helping real estate agents attract and engage more leads.
Results are sorted based on how closely they match the search query. This means users get more relevant listings, improving their browsing experience and increasing the chances of finding the perfect home.
1. Enabling AI Smart Search (Existing Customers)
For existing IDX Broker users, AI Smart Search needs to be manually enabled:
- Log in to your IDX Broker Control Panel.
- Navigate to Design > Settings > Global Preferences.
- Once in Global Preferences, click the Search tab.
- Enable AI Smart Search in the Setup section.
- Click in the Search Page Links bar.
- Select AI Smart Search from the available options.
- Click Save Changes to apply.
Once enabled, AI Smart Search will appear in the website’s search navigation menu alongside other search options.
2. Accessing the AI Smart Search Page (existing and new clients)
Users will also be able to access the AI Smart Search page from the Design section of their account once it has been enabled.
To locate it:
- Log in to your IDX Broker Control Panel.
- Go to Design > Website > Page Templates.
- Find the AI Smart Search page in the list under Search Pages.
From this page, you can edit standard page Preferences such as SEO Settings, Lead Registration, and Search Setup.
3. Adding the AI Smart Search Widget to a Page
In addition to the main search page, you can create an AI Smart Search Widget to embed on any part of your website.
- Navigate to Design > Widgets (New).
- Click Create New in the upper-right corner.
- Select AI Smart Search Widget from the available options.
- Customize the widget. You can choose the widget Name, Placeholder Text, Button Text, colors, and whether links open in a new window.
- Click Save. Once saved, a success message will appear.
- Go back to the Widgets (New) section, and click My Widgets to find the newly created widget.
- Click Copy Code under the Tools dropdown.
- A new page with the Widget Code will appear. Press Copy Code.
- Immediately proceed to Paste the javascript code into the desired section of your website (such as a homepage, sidebar, or a landing page).
Using AI Smart Search
Once AI Smart Search is set up, visitors can use it by simply typing queries into the search bar. For example:
- “Luxury homes in Los Angeles under $1M”
- “Condos in Chicago near public transit”
- “Waterfront properties in Florida with 4 bedrooms”
The system will then display the most relevant results, sorted by percentage match to the query.

- Why AI Smart Search? Unlike traditional searches that rely on exact filters, this feature understands patterns and provides results even when the query doesn’t match database fields exactly.
- Search Results Differences: The AI-based method may not always return the same results as traditional search pages but will be close.
